New Sunset Beach Resort Breaks Ground Near Times Square on Fort Myers Beach

Fort Myers Beach is taking another major step forward in its recovery and redevelopment following Hurricane Ian.

Construction is beginning on Sunset Beach Resort, a new beachfront destination planned for the southern end of Times Square. The project will rise on the former site of Sunset Beach Tropical Grill and Playmore Tiki Bar, two popular gathering places that were destroyed by Hurricane Ian in September 2022.

What Is Planned for Sunset Beach Resort?

Located at 1046 Estero Boulevard, Sunset Beach Resort is expected to include approximately 41,000 square feet of hotel, dining, retail and entertainment space.

Current plans feature:

• Six boutique hotel suites
• Restaurants and bars
• Retail and service businesses
• Office space
• A rooftop bar
• A resort style swimming pool and pool bar
• Areas for live music and entertainment

The three story development will sit on roughly half an acre across from Crescent Beach Family Park, placing it in one of the most visible and heavily visited areas of Fort Myers Beach.

Bringing New Life Back to Times Square

Before Hurricane Ian, Sunset Beach Tropical Grill and Playmore Tiki Bar were known for waterfront dining, live entertainment and Gulf sunsets. The property has remained largely vacant since the storm.

The new resort is intended to bring that activity back while introducing updated accommodations, dining and entertainment options for residents and visitors.

Developer Terry Persaud has said the project is about giving something back to Times Square and helping restore the energy the area had before the hurricane.

When Will Sunset Beach Resort Open?

Benchmark General Contractors is overseeing the estimated $13 million development.

Although the groundbreaking ceremony has taken place, several final construction and permitting items were still being reviewed at the time of the announcement. Once full construction begins, the contractor has estimated that the project could take approximately one year to 18 months to complete.

That timeline could place the resort’s opening sometime in 2027 or early 2028, depending on permitting and construction progress.

Fort Myers Beach Continues to Rebuild

The Sunset Beach Resort is one of several major projects reshaping Fort Myers Beach.

Public infrastructure, the future Fort Myers Beach Pier, hotels, restaurants and commercial properties are all moving through different stages of rebuilding and redevelopment.

There is still an important balance between bringing new investment to the island and preserving the character that longtime residents and visitors love. However, replacing another vacant beachfront property with new businesses and public gathering spaces is a visible sign of continued progress.

 

As construction moves forward, Sunset Beach Resort could become an important part of the next chapter for Times Square and Fort Myers Beach.

Southwest Florida Real Estate Market Update: June 2026

The biggest change I am noticing across Southwest Florida is that inventory is finally starting to come down.

Earlier this year, buyers had more homes to choose from and sellers were competing against a growing number of listings. By June, fewer new properties were coming onto the market, active inventory was declining, and buyer activity remained stronger than it was last year.

That does not mean every home is selling quickly or that sellers can name any price they want. Buyers are still careful, especially when they factor in insurance, flood risk, HOA fees, assessments and the condition of the property.

Single family homes are generally holding up better on pricing. Condos are selling more frequently, but buyers are negotiating harder and paying close attention to the financial health of each association.

Southwest Florida single family homes

Across Lee and Hendry counties, the median single family sale price was $369,000 in June, up 1.1% from last year.

Pending sales were up 23.6% year over year, while active inventory was down 21.2%. Months of supply also dropped from 6.4 months last year to 5 months.

Inventory has now declined from 6,954 single family homes in April to 6,222 in June. That is a drop of more than 700 listings in two months.

Buyers still have options, but the market is beginning to absorb some of the inventory that built up earlier in the year.

Southwest Florida condos

The regional condo median was $239,000, down 2.4% from last year. However, closed condo sales increased almost 30%, and pending sales were up nearly 36%.

Active condo inventory fell from 2,956 units in April to 2,525 in June. Months of supply also dropped to 7 months, compared with 11.4 months last year.

More condos are selling, but price remains a major factor. Condos received an average of 88.1% of their original asking price, compared with 93.1% for single family homes.

Buyers are not only comparing the unit itself. They are reviewing HOA fees, insurance, reserves, special assessments, building maintenance and the possibility of future expenses.

Cape Coral

Single family homes

Cape Coral had one of the stronger single family reports in June.

The median sale price reached $390,000, up 4.3% from last year. Closed sales increased 4.8%, while pending sales jumped 25.5%.

The biggest change was inventory. Active listings dropped from 2,473 homes in May to 2,253 in June. Months of supply also fell to 4.5 months, compared with 6.7 months last year.

Homes took a median of 54 days to go under contract and sold for an average of 93.8% of their original asking price.

For buyers, there is still room to negotiate, especially on homes that have been sitting, need updating or were priced too high. But the amount of inventory is no longer growing like it was earlier this year.

For sellers, the activity is there. The challenge is making sure the home competes once buyers compare insurance, flood exposure, roof age, utility assessments, condition and location.

Condos

The Cape Coral condo median fell to $205,000, down 8.9% from last year. At the same time, closed sales increased 74.3%.

That combination suggests lower prices are bringing more buyers into the market.

Condo inventory was down 25.1% year over year, and months of supply dropped to 5.3 months. However, condos sold for an average of only 90.8% of their original asking prices.

Buyers should look beyond the advertised price. HOA fees, insurance, reserves and upcoming assessments can significantly change the actual monthly cost of ownership.

Fort Myers

Single family homes

The Fort Myers median single family sale price was $445,000, up 1.7% from last year.

Pending sales increased 9.4%, while active inventory fell 10%. Months of supply dropped to 4.1 months, giving Fort Myers one of the tighter single family markets in the area.

Homes took a median of 61 days to go under contract and sold for approximately 92% of their original asking prices.

Fort Myers includes many different types of neighborhoods, from older homes near downtown to gated communities and newer construction. Buyers should avoid relying too heavily on the citywide median because two homes at the same price can have completely different insurance costs, HOA fees and renovation needs.

Condos

The Fort Myers condo median was $235,000, down 4.9% from last year. Closed sales increased 20.2%, while pending sales increased almost 30%.

Active inventory fell 21.7%, but condos still had 6.3 months of supply.

Fort Myers condo buyers have options, but they should review the association before deciding whether a unit is a good deal. A lower purchase price may not save money if the community has high fees, weak reserves or a large assessment coming.

Lehigh Acres

Single family homes

Lehigh Acres continues to be one of the most active affordable markets in the area.

The median single family sale price was $309,994, down 6.1% from last year. Closed sales increased 4.1%, while pending sales rose 63.6%.

That increase in pending sales shows buyers are actively shopping in Lehigh Acres, particularly around the lower $300,000 price range.

The biggest factor here is new construction. Resale sellers are often competing against builders offering closing cost assistance, interest rate incentives or upgrades.

Buyers should compare the entire deal, not only the purchase price. A builder incentive may lower the monthly payment, while an existing home may offer a better lot, established neighborhood, fencing or completed improvements.

Condos

The Lehigh Acres condo median increased to $211,000, but only 16 condos closed in June. With such a small number of sales, the median can move sharply from month to month.

Buyers should focus more on recent sales within the specific community than the overall Lehigh Acres condo median.

North Fort Myers

Single family homes

The North Fort Myers single family median was $326,643, down 6.7% from last year.

Active inventory fell almost 20%, and the median time to secure a contract dropped to only 37 days. Closed and pending sales were relatively flat.

North Fort Myers cannot be understood through one number. The area includes traditional neighborhoods, acreage, manufactured home communities, gated developments and waterfront properties.

For buyers, this can be a good area to find more land or lower prices, but it is important to compare similar property types. A manufactured home, riverfront home and concrete block home on acreage are not part of the same market.

Condos

The North Fort Myers condo median was $125,000, down 7.4%. Inventory was also down 27.3%, but months of supply remained high at 13.3 months.

Only 10 condos closed during the month, so buyers should rely more on sales within the individual community than the citywide median.

Some North Fort Myers communities also have age restrictions, land leases, bundled amenities or higher monthly fees that should be reviewed early.

Fort Myers Beach

Single family homes

The Fort Myers Beach single family median reached $1.3 million, up sharply from last year. However, only 11 homes closed, which means a small number of higher priced sales can move the median significantly.

Homes took a median of 121 days to go under contract, and months of supply remained high at 14.1 months.

Buyers have negotiating room, but every property needs to be researched individually. Elevation, storm damage, permits, rebuilding status, rental potential and insurance can create major differences in value.

The citywide median is less useful here than understanding the specific property.

Condos

The Fort Myers Beach condo median was $395,000, down 22.5% from last year. Closed sales increased 40%, and pending sales rose significantly.

The market is moving, but buyers remain cautious. Condo inventory still represented 12.8 months of supply, and units sold for an average of 84.7% of their original asking prices.

Buyers should verify the condition of the building, hurricane repairs, insurance coverage, association reserves, rental restrictions and any current or expected assessments.

Sanibel

Single family homes

The Sanibel single family median was approximately $1.17 million, up 8.6% from last year.

Closed sales increased 23.8%, pending sales rose 25%, and active inventory fell nearly 29%. Months of supply also dropped from 10.9 months last year to 6.3 months.

However, homes took a median of 171 days to secure a contract and sold for an average of only 85.8% of their original asking prices.

That tells us buyers are purchasing on Sanibel, but they are taking their time and negotiating heavily.

For buyers, storm history, elevation, insurance, permits and renovation costs matter more than the original asking price. For sellers, starting too high can lead to months on the market and several price reductions.

Condos

The Sanibel condo median reached $780,000, up 15.6% from last year. Closed sales doubled, while pending sales increased 33.3%.

Even with the increase in activity, condos still had 10.7 months of supply and took a median of 151 days to go under contract.

The condition of the building and association matters heavily on Sanibel. 

What we are noticing most

The Southwest Florida market is not moving in one direction across every city and property type.

Single family inventory is tightening in many areas, and pending sales remain stronger than last year. That gives sellers a better environment than they had when inventory was building quickly.

At the same time, buyers are still negotiating. Homes with older roofs, high insurance costs, flood concerns, deferred maintenance or unrealistic pricing are not receiving the same attention as properties that are prepared and priced correctly.

The condo market is seeing more sales, but pricing remains under pressure. Buyers are treating the association’s finances as part of the property, not as an afterthought.

The best opportunity depends on the property. A home that has been sitting for several months may give a buyer significant leverage. A well priced home in good condition may receive attention quickly, even in a market where other listings are sitting.

The headlines may describe Southwest Florida as one market, but the numbers show something different. Cape Coral is not moving the same way as Sanibel. Lehigh Acres is being influenced by new construction. The beaches remain heavily tied to storm history and rebuilding. Condos have their own challenges with insurance, fees and assessments.

 

Understanding those differences is what helps buyers recognize value and helps sellers position their home correctly.

Southwest Florida Real Estate Market Update April 2026

Overall SWFL April Market Summary

April continued to show signs of a market that is stabilizing and becoming more active across Southwest Florida.

The median single family home price came in at $365,000, down just 1.4% year over year. Closed sales increased to 1,372, up 9.2%, while pending sales climbed to 1,453, up 15.9%. Homes averaged 50 days on market, and months of supply dropped to 5.1, down from 6.9 last year.

That inventory drop is one of the biggest changes we’ve seen over the past few months.

What I’m seeing locally matches the numbers. Buyers are out there again, and homes that are priced correctly are getting attention. It is still a selective market, but it no longer feels like everything is just sitting.

For sellers, this is a much healthier market than we had earlier in the year. Inventory is tightening, activity is improving, and serious buyers are still looking.

For buyers, there are still opportunities and negotiating room, but the better homes are starting to move quicker than they were a few months ago.

 

The overall feel of the market right now is more balanced, more active, and heading in a stronger direction going into summer.

Fort Myers

Fort Myers stayed steady in April. The median single family price came in at $460,000, up 0.2% year over year. Closed sales reached 307, while pending sales came in at 327, up 23.4%. Homes averaged 47 days on market, and inventory sits at 1,341 homes, about 4.4 months of supply. Condos posted a median price of $245,750 with 294 closed sales and 305 pending contracts.

Cape Coral

Cape Coral continued to show strong activity in April. The median single family price came in at $380,000, up 1.3% year over year. Closed sales reached 546, while pending sales came in at 574, up 18.6%. Homes averaged 46 days on market, and inventory sits at 2,538 homes, about 4.6 months of supply. Condos posted a median price of $215,000 with 69 closed sales and 66 pending contracts.

Lehigh Acres

Lehigh Acres remained active because of affordability. The median single family price came in at $312,000, down 4.0% year over year. Closed sales reached 290, while pending sales came in at 318. Homes averaged 53 days on market, and inventory sits at 1,629 homes, about 5.6 months of supply. Condos posted a median price of $210,000 with 15 closed sales and 17 pending contracts.

North Fort Myers

North Fort Myers continued to move well in April. The median single family price came in at $350,000, up 3.9% year over year. Closed sales reached 83, while pending sales came in at 94, up 32.4%. Homes averaged 51 days on market, and inventory sits at 348 homes, about 4.2 months of supply. Condos posted a median price of $213,000 with 15 closed sales and 23 pending contracts.

Fort Myers Beach

Fort Myers Beach is still a slower, higher price point market, but activity is improving. The median single family price came in at $1,075,000, up 21.1% year over year. Closed sales reached 13, while pending sales came in at 12. Homes averaged 74 days on market, and inventory sits at 189 homes, about 14.5 months of supply. Condos posted a median price of $425,000 with 27 closed sales and 22 pending contracts.

Sanibel

 

Sanibel had solid movement in April, especially compared to last year. The median single family price came in at $964,000, down 10.3% year over year. Closed sales reached 32, while pending sales came in at 33, up 106.3%. Homes averaged 104 days on market, and inventory sits at 215 homes, about 6.7 months of supply. Condos posted a median price of $702,500 with 18 closed sales and 20 pending contracts.

March 2026

March showed the biggest shift we have seen so far this year.

The median single family price came in at $359,790, down 4.7% year over year. Pending sales jumped to 1,700, up 31.8%, while closed sales reached 1,318, a 7.0% increase. Homes averaged 48 days on market, and months of supply dropped to 5.4, down from 7.4 in February.

The biggest change over the past three months is inventory tightening while buyer activity picks up. In January, months of supply was around 10.0. By March, it dropped to 5.4. That is a real shift.

What I’m seeing locally matches the numbers. Buyers are out there, and more homes are going under contract. They are still selective, but they are moving when the home is priced correctly.

For sellers, this is a better window than we had a few months ago. Prices are still lower than last year, but activity is stronger and inventory has tightened. If your goal is to sell and get as much as possible in today’s market, pricing and presentation matter right now.

For buyers, there are still options, but the market is not sitting still like it was. The better homes are starting to move faster.

The market is still selective, but it is moving.


Fort Myers

Fort Myers remained one of the more active markets in March. The median single family price came in at $460,000, up 2.2% year over year. Closed sales reached 300, while pending sales jumped to 387, up 32.5%. Homes averaged 48 days on market, and inventory sits at 1,399 homes, about 4.7 months of supply. Condos posted a median price of $255,000 with 269 closed sales and 334 pending contracts.


Cape Coral

Cape Coral had strong buyer activity in March. The median single family price came in at $365,000, down 3.9% year over year. Closed sales reached 516, while pending sales rose to 671, up 23.6%. Homes averaged 43 days on market, and inventory sits at 2,541 homes, about 4.9 months of supply. Condos posted a median price of $210,000 with 69 closed sales and 79 pending contracts.


Lehigh Acres

Lehigh Acres continued to move well because of affordability. The median single family price came in at $310,000, down 6.1% year over year. Closed sales reached 287, up 19.6%, while pending sales increased to 354, up 26.0%. Homes averaged 49 days on market, and inventory sits at 1,653 homes, about 5.8 months of supply. Condos posted a median price of $205,000 with 14 closed sales and 20 pending contracts.


North Fort Myers

North Fort Myers showed one of the stronger activity jumps. The median single family price came in at $320,700, down 15.6% year over year. Closed sales reached 86, up 32.3%, while pending sales increased to 107, up 55.1%. Homes averaged 49 days on market, and inventory sits at 356 homes, about 4.1 months of supply. Condos posted a median price of $193,000 with 21 closed sales and 25 pending contracts.


Fort Myers Beach

Fort Myers Beach is still a slower, higher price point market, but activity improved. The median single family price came in at $975,000, up 18.9% year over year. Closed sales reached 12, while pending sales came in at 14. Homes averaged 81 days on market, and inventory sits at 193 homes, about 16.1 months of supply. Condos posted a median price of $420,000 with 24 closed sales and 35 pending contracts.


Sanibel

 

Sanibel had a major jump in activity, though it is still a smaller sample size market. The median single family price came in at $1,400,000, up 0.5% year over year. Closed sales reached 31, and pending sales jumped to 51. Homes averaged 114 days on market, and inventory sits at 227 homes, about 7.3 months of supply. Condos posted a median price of $555,000 with 14 closed sales and 19 pending contracts.

February 2026

February showed a clear increase in buyer activity across Southwest Florida, with more homes going under contract compared to this time last year.

The median single family price came in at $377,736, down 2.9% year over year. Pending sales rose to 1,430, up 18.1%, while closed sales reached 978, a 16.7% increase. Homes averaged 56 days on market, and months of supply sits at 7.5, down from last year.

Compared to this time last year, the biggest difference is activity. More buyers are stepping in and more deals are getting done. It’s not aggressive, but it’s consistent. There are buyers out there, and they are writing offers when homes are priced correctly.


Fort Myers

Fort Myers saw steady activity to start the year with improved movement compared to last year.

The median single family price came in at $460,000. Closed sales reached 252, while pending sales increased to 311. Homes averaged 44 days on market, and inventory sits around 1,565 homes, about 6.2 months of supply. Condos posted a median price of $255,000 with 165 closed sales and 225 pending contracts.


Cape Coral

Cape Coral continued to show strong buyer activity with more contracts being written.

The median single family price came in at $400,000. Closed sales reached 396, while pending sales totaled 534. Homes averaged 44 days on market, and inventory sits at 2,632 homes, about 6.6 months of supply. Condos posted a median price of $215,000 with 50 closed sales and 65 pending contracts.


Lehigh Acres

Lehigh Acres remained one of the more active and affordable markets.

The median single family price came in at $310,000. Closed sales reached 196, while pending sales totaled 256. Homes averaged 59 days on market, and inventory sits at 1,662 homes, about 8.5 months of supply. Condos posted a median price of $175,000 with 12 closed sales and 14 pending contracts.


North Fort Myers

North Fort Myers saw a noticeable increase in pending activity.

The median single family price came in at $320,000. Closed sales reached 79, while pending sales increased to 116. Homes averaged 60 days on market, and inventory sits at 582 homes, about 7.4 months of supply. Condos posted a median price of $165,000 with 9 closed sales and 18 pending contracts.


Fort Myers Beach

Fort Myers Beach continues to be a higher price point market with slower absorption.

The median single family price came in at $1,050,000. Closed sales reached 8, while pending sales totaled 14. Homes averaged 91 days on market, and inventory sits at 220 homes, about 27.5 months of supply. Condos posted a median price of $465,000 with 14 closed sales and 30 pending contracts.


Sanibel

Sanibel continues to see steady contract activity with limited supply.

 

The median single family price came in at $1,050,000. Closed sales reached 18, while pending sales increased to 27. Homes averaged 63 days on market, and inventory sits at 240 homes, about 13.3 months of supply. Condos posted a median price of $650,000 with 6 closed sales and 10 pending contracts.

Southwest Florida Overall Market Update

Across Southwest Florida, the median single family price was $354,900, with 783 closed sales and 1,378 pending sales. Homes averaged 59 days on market and inventory sits at 7,826 homes, about 10.0 months of supply. Condos posted a median price of $250,000 with 227 closed sales and 454 pending contracts, averaging 69 days on market.


Fort Myers 

Fort Myers stayed active. The median single family price was $447,500. Closed sales came in at 182 and pending sales reached 312. Homes averaged 50 days on market and inventory is 1,577 homes, about 8.7 months of supply. Condos posted a median price of $260,000 with 138 closed sales and 281 pending contracts.


Cape Coral 

Cape Coral saw a strong jump in buyer activity. The median single family price was $374,900. Closed sales totaled 295 and pending sales climbed to 536. Homes averaged 54 days on market and inventory is 2,672 homes, about 9.1 months of supply. Condos posted a median price of $200,000 with 43 closed sales and 71 pending contracts.


North Fort Myers

North Fort Myers picked up noticeably on the pending side. The median single family price was $315,000. Closed sales were 64 and pending sales came in at 126. Homes averaged 57 days on market and inventory is 576 homes, about 9.0 months of supply. Condos posted a median price of $157,000 with 7 closed sales and 20 pending contracts.


Lehigh Acres 

Lehigh Acres stayed steady with improving demand. The median single family price was $307,450. Closed sales were 152 and pending sales reached 247. Homes averaged 63 days on market and inventory is 1,709 homes, about 11.2 months of supply. Condos posted a median price of $171,000 with 11 closed sales and 15 pending contracts.


Fort Myers Beach

Fort Myers Beach is still a smaller sample market month to month, but activity improved. The median single family price was $1,125,000 with 9 closed sales and 17 pending sales. Homes averaged 39 days on market and inventory is 222 homes, about 24.6 months of supply. Condos posted a median price of $480,000 with 15 closed sales and 34 pending contracts.


Sanibel –

Sanibel showed more movement in contracts. The median single family price was $1,002,000 with 14 closed sales and 32 pending sales. Homes averaged 82 days on market and inventory is 252 homes, about 18.0 months of supply. Condos posted a median price of $690,000 with 3 closed sales and 13 pending contracts, and supply remains high at 63.1 months

SWFL Overall Market Update December 2025

Southwest Florida finished 2025 with improved activity compared to last year. The median single family price settled at $360,000, down about five percent year over year. Closed sales rose to 1,038, up nearly 14 percent, while pending sales increased to 998, a jump of more than 30 percent from last December. Homes averaged 53 days on market, and active inventory moved to 7,359 homes, which equals about 7.1 months of supply. Condos posted a median price of $249,495, with 274 closed sales and 249 pending contracts.


Fort Myers

Fort Myers stood out as one of the busier markets to close out 2025. The median single family price finished at $460,000. Closed sales rose to 265, up nearly 30 percent year over year, while pending sales increased to 238, up more than 35 percent. Homes averaged 42 days on market, and inventory settled at 1,504 homes, roughly 5.7 months of supply. Condos posted a median price of $246,500, with 174 closed sales and 147 pending contracts.


Cape Coral

Cape Coral closed 2025 with strong buyer activity driven by more realistic pricing. The median single family price ended at $378,800. Closed sales climbed to 394, up nearly 11 percent from last year, while pending sales jumped to 370, up about 35 percent year over year. Homes averaged 49 days on market, and inventory declined to 2,491 homes, about 6.3 months of supply. Condos recorded a median price of $219,000, with 44 closed sales and 48 pending sales.


North Fort Myers

North Fort Myers saw improving activity toward the end of the year. The median single family price finished at $298,000. Closed sales increased to 83, up nearly 26 percent year over year, while pending sales rose to 79, up about 18 percent. Homes averaged 65 days on market, and inventory stood at 555 homes, equal to 6.7 months of supply. Condos posted a median price of $170,000, with 12 closed sales and 10 pending contracts.


Lehigh Acres

Lehigh Acres continued to attract buyers due to affordability. The median single family price ended December at $305,900. Closed sales increased to 207, up more than 7 percent year over year, while pending sales reached 192, up about 16 percent. Homes averaged 55 days on market, and inventory rose to 1,583 homes, representing 7.6 months of supply. Condos posted a median price of $182,500, with 11 closed sales and 11 pending sales.


Fort Myers Beach

Fort Myers Beach remained a higher priced and slower moving market. The median single family price finished at $794,325. Closed sales totaled 10, while pending sales increased to 12. Homes averaged 110 days on market, and inventory stood at 205 homes, or 20.5 months of supply. Condos recorded a median price of $395,000, with 16 closed sales and 19 pending contracts.

Closed sales rose to 16, more than double last year, while pending sales increased to 23, up over 130 percent year over year. Homes averaged 37 days on market, and inventory stood at 232 homes, about 14.5 months of supply. Condos posted a median price of $575,000, with 9 closed sales and 5 pending contracts.

Southwest Florida Real Estate Market Update October 2025 | Market Activity Rising Into Season

October brought another steady month across Southwest Florida. Prices held firm, more buyers wrote contracts, and inventory continued to build as we head toward season. Across Lee County, the median price for single family homes increased to 364,900. Closed sales were up almost 19 percent from last year and pending contracts rose more than 54 percent, showing strong buyer activity even with higher inventory. Homes averaged 57 days on the market and sellers received about 91 percent of their original asking price.

Here is a quick breakdown of how each major area performed.


Cape Coral

Cape Coral had a solid month with the median single family price rising to 372,500. Closed sales increased to 420, which is up 17.6 percent from last year. Pending sales reached 442, a gain of 67.4 percent year over year. Homes took an average of 57 days to sell and inventory finished the month at 2,501 active listings, giving the city roughly six months of supply. Condo prices averaged 192,500 with 32 closed sales, 39 pending contracts, and 384 condos on the market.


Fort Myers

Fort Myers stood out as one of the busiest markets. The median single family price climbed to $450,750. Closed sales rose to 226, a 26.3 percent jump from last year, while pending sales increased to 285, up more than 63 percent. Homes averaged 43 days on market and inventory moved to 1,477 homes, which equals about 6.5 months of supply. Condos posted a median price of $252,000 with 151 closed sales and 181 pending contracts.


Fort Myers Beach

Fort Myers Beach continued operating like a luxury market with slower turnover but notable activity. The median single family price came in at 814,000. There were 8 closed sales, up from 2 last year, and 7 pending contracts, a 16 percent increase. Homes averaged 218 days on market and active inventory reached 194 homes, or around 24 months of supply. In the condo market, the median price was $388,750, with 8 closed sales, 15 pending contracts, and 247 condos for sale.


Lehigh Acres

Lehigh Acres remained attractive for buyers looking for affordability. The median single family price was $316,900. Closed sales reached 207, which is 23 percent higher than last October, while pending sales climbed to 228, up almost 40 percent year over year. Homes averaged 59 days on market and inventory increased to 1,601 homes, giving the area about 7.7 months of supply. Condo prices averaged 174,950 with 6 closed sales and 15 pending sales.


North Fort Myers

North Fort Myers stayed steady in October. The median single family price was 299,999. Closed sales totaled 75, slightly higher than last year, while pending sales rose to 80, an 11 percent increase. Homes averaged 95 days on the market and inventory finished at 555 homes, which works out to about 7.4 months of supply. Condo prices averaged 122,500 with 14 closed sales, 11 pending contracts, and 162 condos available.


Sanibel

Sanibel continued to adjust as more homes and condos return to the market. The median single family price was 800,000 in October. Closed sales increased to 11, almost triple last year, and pending contracts reached 17, up 240 percent. Homes averaged 114 days on market and inventory climbed to 166 homes, giving Sanibel roughly 15 months of supply. Condos posted a median price of 689,500 with 8 closed sales, 9 pending contracts, and 139 active listings.


What this means for buyers and sellers

The market across Southwest Florida is stable with strong buyer activity, rising inventory, and steady pricing. Homes that are priced correctly are selling, and more buyers are stepping back in as season approaches. Southwest Florida Market Update – September 2025

The Southwest Florida housing market stayed steady in September and may be showing early signs of finding its bottom. Prices held mostly flat, pending sales jumped again, and inventory remained balanced across the region.

The median single family price across Lee County came in at $355,000, up slightly from August but still 4% lower than last year. Homes spent about 60 days on market, and sellers received 91% of their original asking price.

Closed sales rose to 1,005, a 6% increase year over year, while pending sales climbed almost 30%. That’s now the second straight month with stronger contract activity. New listings dipped to 1,690, keeping inventory just below 7,000 homes or about a seven month supply — a clear sign the market is balanced, not falling.

Condo prices were steady at $245,000, with closed sales up 14% and pending contracts up 38% compared to last year. Buyers are clearly more active again, even as prices remain below 2023 levels.

So, is this the bottom? No one can call it for certain, but this is the most stability we’ve seen all year — and with season right around the corner, momentum is shifting toward more activity.


Cape Coral

Cape Coral’s market stayed active with the median single family price at $365,000, nearly unchanged from August. Homes averaged 58 days on market, and sellers received 91% of their original list price. Closed sales were up 8%, and pending contracts jumped 26%, showing more buyers stepping back in.

Fort Myers

Fort Myers had a strong month. The median price reached $415,000, down 2.9% from last year but up slightly from August. Pending contracts surged 50%, and closed sales climbed 14%, showing renewed buyer confidence heading into fall.

Fort Myers Beach

Luxury prices surged on the beach, with the median single family price at $852,500, an 83% increase year over year. Condos followed suit at $590,000, up 38%. Activity is still selective, but the high end continues to draw attention from cash buyers.

Lehigh Acres

Lehigh Acres remains one of SWFL’s most affordable markets. The median single family price rose to $325,000, slightly higher than August and up 1.7% year over year. Pending sales climbed 33%, and closed sales were up 10%, showing steady first-time and investor demand.

North Fort Myers

North Fort Myers posted a median price of $287,500, down 13% from last year but stable month to month. Closed sales were 83, and pending contracts rose 19%. With roughly a six month supply, this market remains balanced and consistent.

Sanibel Island

Sanibel continued its gradual comeback. The median single family price was $939,500, up 10% year over year, while pending sales more than doubled compared to last September. Inventory is still elevated, but the increase in contracts shows buyers are returning to the island.


Bottom Line

Southwest Florida seems to be settling into a balanced phase. Prices are no longer falling, buyers are showing up again, and inventory is healthy but not overwhelming. If this trend continues through October and November, we may look back on late summer 2025 as the turning point.

Lee County Market Summary – August 2025

The Southwest Florida market stayed balanced in August, with prices softer than last year but buyer activity picking up.

For single family homes, the median price was $353,238, down 5.8% compared to August 2024 and slightly lower than July. Homes averaged 59 days on market, about a week longer than last year, and sellers received 91.4% of their original asking price.

Closed sales totaled 1,072, down 8.8% year over year, while pending contracts rose 22%, signaling stronger buyer interest heading into fall. New listings pulled back to 1,603, leaving active inventory at 7,142 homes, equal to a 6.7-month supply.

Condominiums had a median price of $248,000, down 11.3% from last year but up 7.8% from July. Closed sales came in at 234, nearly the same as last year, and pending sales rose 12.6%. Inventory held at 2,602 condos, about an 11-month supply.

 

Overall, August showed a market where prices are adjusting lower year over year, but pending contracts are climbing across both single family and condos. Buyers are clearly more active, even as sellers face longer market times and narrower margins.


Cape Coral – August 2025

The median price for single family homes was $368,000, up slightly from July but still down 5.6% from last year. Homes averaged 60 days on market and sellers received about 90.8% of their original asking price.

Closed sales totaled 432, down from last year, but pending contracts rose 20%, showing more buyers are making offers. New listings dropped to 550, with inventory at 2,600 homes or a six-month supply.

Condo prices fell to $185,000, but pending sales spiked 187%, signaling renewed activity at lower price points.


Fort Myers – August 2025

The median price for single family homes was $430,000, down 2.7% from last year but higher than July. Homes averaged 58 days on market and sellers received about 92% of original list price.

Closed sales were 243, fewer than last year, while pending sales climbed 18%. Active inventory sat at 1,455 homes, roughly a six-month supply.

Condo prices held at $285,000, with closed sales down modestly and pending sales up slightly.


Fort Myers Beach – August 2025

Single family homes had a median price of $874,500, up 21.9% from last year and higher than July. Sales were small in number, with 10 closings, but both closed and pending activity improved compared to 2024.

Homes averaged 147 days on market, far longer than last year, and sellers received about 87% of asking price. Inventory remained high with an 18.7-month supply, leaving buyers plenty of negotiating room.

Condos followed a softer pattern with prices just over $525,000 and nearly 20 months of supply.


Lehigh Acres – August 2025

The median price for single family homes was $318,000, down 8.1% from last year and slightly below July. Homes sold in an average of 47 days with sellers receiving 91% of original asking price.

Closed sales were 230, fewer than last year, but pending sales jumped 33%, showing steady buyer demand. Inventory rose to 1,479 homes, equal to a 6.4-month supply.

Condos saw softer prices but consistent buyer interest.


North Fort Myers – August 2025

Single family homes posted a median price of $315,000, down 9.1% from last year but higher than July. Homes averaged 72 days on market and sellers received about 90.5% of list price.

Closed sales came in at 81, slightly lower than last year, while pending contracts grew 13%. Inventory ended August at 544 homes, equal to a 6.7-month supply.

Condo prices stayed near $210,000 with moderate activity.


Sanibel Island – August 2025

The median price for single family homes was $1.09 million, down 16% from last year and just under July’s level. Homes averaged 170 days on market and sellers received about 88% of their original asking price.

Only 6 homes closed, a steep drop from last year, but pending contracts nearly doubled, rising 77% year over year. Inventory remained heavy with 153 active listings, equal to more than 25 months of supply.

Condos had a median price of $799,000, with closed sales down but pending sales up over 40%.
