SWFL Overall Market Update December 2025

Southwest Florida finished 2025 with improved activity compared to last year. The median single family price settled at $360,000, down about five percent year over year. Closed sales rose to 1,038, up nearly 14 percent, while pending sales increased to 998, a jump of more than 30 percent from last December. Homes averaged 53 days on market, and active inventory moved to 7,359 homes, which equals about 7.1 months of supply. Condos posted a median price of $249,495, with 274 closed sales and 249 pending contracts.


Fort Myers

Fort Myers stood out as one of the busier markets to close out 2025. The median single family price finished at $460,000. Closed sales rose to 265, up nearly 30 percent year over year, while pending sales increased to 238, up more than 35 percent. Homes averaged 42 days on market, and inventory settled at 1,504 homes, roughly 5.7 months of supply. Condos posted a median price of $246,500, with 174 closed sales and 147 pending contracts.


Cape Coral

Cape Coral closed 2025 with strong buyer activity driven by more realistic pricing. The median single family price ended at $378,800. Closed sales climbed to 394, up nearly 11 percent from last year, while pending sales jumped to 370, up about 35 percent year over year. Homes averaged 49 days on market, and inventory declined to 2,491 homes, about 6.3 months of supply. Condos recorded a median price of $219,000, with 44 closed sales and 48 pending sales.


North Fort Myers

North Fort Myers saw improving activity toward the end of the year. The median single family price finished at $298,000. Closed sales increased to 83, up nearly 26 percent year over year, while pending sales rose to 79, up about 18 percent. Homes averaged 65 days on market, and inventory stood at 555 homes, equal to 6.7 months of supply. Condos posted a median price of $170,000, with 12 closed sales and 10 pending contracts.


Lehigh Acres

Lehigh Acres continued to attract buyers due to affordability. The median single family price ended December at $305,900. Closed sales increased to 207, up more than 7 percent year over year, while pending sales reached 192, up about 16 percent. Homes averaged 55 days on market, and inventory rose to 1,583 homes, representing 7.6 months of supply. Condos posted a median price of $182,500, with 11 closed sales and 11 pending sales.


Fort Myers Beach

Fort Myers Beach remained a higher priced and slower moving market. The median single family price finished at $794,325. Closed sales totaled 10, while pending sales increased to 12. Homes averaged 110 days on market, and inventory stood at 205 homes, or 20.5 months of supply. Condos recorded a median price of $395,000, with 16 closed sales and 19 pending contracts.


Sanibel

Sanibel closed out 2025 with limited inventory and improved year end activity. The median single family price finished at $1,032,500. Closed sales rose to 16, more than double last year, while pending sales increased to 23, up over 130 percent year over year. Homes averaged 37 days on market, and inventory stood at 232 homes, about 14.5 months of supply. Condos posted a median price of $575,000, with 9 closed sales and 5 pending contracts.
