Southwest Florida Market Update

February 2026

February showed a clear increase in buyer activity across Southwest Florida, with more homes going under contract compared to this time last year.

The median single family price came in at $377,736, down 2.9% year over year. Pending sales rose to 1,430, up 18.1%, while closed sales reached 978, a 16.7% increase. Homes averaged 56 days on market, and months of supply sits at 7.5, down from last year.

Compared to this time last year, the biggest difference is activity. More buyers are stepping in and more deals are getting done. It’s not aggressive, but it’s consistent. There are buyers out there, and they are writing offers when homes are priced correctly.


Fort Myers

Fort Myers saw steady activity to start the year with improved movement compared to last year.

The median single family price came in at $460,000. Closed sales reached 252, while pending sales increased to 311. Homes averaged 44 days on market, and inventory sits around 1,565 homes, about 6.2 months of supply. Condos posted a median price of $255,000 with 165 closed sales and 225 pending contracts.


Cape Coral

Cape Coral continued to show strong buyer activity with more contracts being written.

The median single family price came in at $400,000. Closed sales reached 396, while pending sales totaled 534. Homes averaged 44 days on market, and inventory sits at 2,632 homes, about 6.6 months of supply. Condos posted a median price of $215,000 with 50 closed sales and 65 pending contracts.


Lehigh Acres

Lehigh Acres remained one of the more active and affordable markets.

The median single family price came in at $310,000. Closed sales reached 196, while pending sales totaled 256. Homes averaged 59 days on market, and inventory sits at 1,662 homes, about 8.5 months of supply. Condos posted a median price of $175,000 with 12 closed sales and 14 pending contracts.


North Fort Myers

North Fort Myers saw a noticeable increase in pending activity.

The median single family price came in at $320,000. Closed sales reached 79, while pending sales increased to 116. Homes averaged 60 days on market, and inventory sits at 582 homes, about 7.4 months of supply. Condos posted a median price of $165,000 with 9 closed sales and 18 pending contracts.


Fort Myers Beach

Fort Myers Beach continues to be a higher price point market with slower absorption.

The median single family price came in at $1,050,000. Closed sales reached 8, while pending sales totaled 14. Homes averaged 91 days on market, and inventory sits at 220 homes, about 27.5 months of supply. Condos posted a median price of $465,000 with 14 closed sales and 30 pending contracts.


Sanibel

Sanibel continues to see steady contract activity with limited supply.

 

The median single family price came in at $1,050,000. Closed sales reached 18, while pending sales increased to 27. Homes averaged 63 days on market, and inventory sits at 240 homes, about 13.3 months of supply. Condos posted a median price of $650,000 with 6 closed sales and 10 pending contracts.
