July 2025 Southwest Florida Market Update

July brought mixed results across Southwest Florida. Single family home prices stayed steady from June, while condo prices dropped significantly — down 17.6% from last year. Sales slowed in most areas, but days on market improved, meaning well-priced homes are still selling.

  • Condo prices are the clear story this month — they’re down sharply year-over-year in almost every city, giving buyers more leverage.

  • Single family prices are holding better, but sales volume is down across most of the region.

  • Homes that are priced right and show well are still selling quickly.
