Lee County Market Summary – August 2025

The Southwest Florida market stayed balanced in August, with prices softer than last year but buyer activity picking up.
For single family homes, the median price was $353,238, down 5.8% compared to August 2024 and slightly lower than July. Homes averaged 59 days on market, about a week longer than last year, and sellers received 91.4% of their original asking price.
Closed sales totaled 1,072, down 8.8% year over year, while pending contracts rose 22%, signaling stronger buyer interest heading into fall. New listings pulled back to 1,603, leaving active inventory at 7,142 homes, equal to a 6.7-month supply.
Condominiums had a median price of $248,000, down 11.3% from last year but up 7.8% from July. Closed sales came in at 234, nearly the same as last year, and pending sales rose 12.6%. Inventory held at 2,602 condos, about an 11-month supply.
Overall, August showed a market where prices are adjusting lower year over year, but pending contracts are climbing across both single family and condos. Buyers are clearly more active, even as sellers face longer market times and narrower margins.
Cape Coral – August 2025

The median price for single family homes was $368,000, up slightly from July but still down 5.6% from last year. Homes averaged 60 days on market and sellers received about 90.8% of their original asking price.
Closed sales totaled 432, down from last year, but pending contracts rose 20%, showing more buyers are making offers. New listings dropped to 550, with inventory at 2,600 homes or a six-month supply.
Condo prices fell to $185,000, but pending sales spiked 187%, signaling renewed activity at lower price points.
Fort Myers – August 2025

The median price for single family homes was $430,000, down 2.7% from last year but higher than July. Homes averaged 58 days on market and sellers received about 92% of original list price.
Closed sales were 243, fewer than last year, while pending sales climbed 18%. Active inventory sat at 1,455 homes, roughly a six-month supply.
Condo prices held at $285,000, with closed sales down modestly and pending sales up slightly.
Fort Myers Beach – August 2025

Single family homes had a median price of $874,500, up 21.9% from last year and higher than July. Sales were small in number, with 10 closings, but both closed and pending activity improved compared to 2024.
Homes averaged 147 days on market, far longer than last year, and sellers received about 87% of asking price. Inventory remained high with an 18.7-month supply, leaving buyers plenty of negotiating room.
Condos followed a softer pattern with prices just over $525,000 and nearly 20 months of supply.
Lehigh Acres – August 2025

The median price for single family homes was $318,000, down 8.1% from last year and slightly below July. Homes sold in an average of 47 days with sellers receiving 91% of original asking price.
Closed sales were 230, fewer than last year, but pending sales jumped 33%, showing steady buyer demand. Inventory rose to 1,479 homes, equal to a 6.4-month supply.
Condos saw softer prices but consistent buyer interest.
North Fort Myers – August 2025

Single family homes posted a median price of $315,000, down 9.1% from last year but higher than July. Homes averaged 72 days on market and sellers received about 90.5% of list price.
Closed sales came in at 81, slightly lower than last year, while pending contracts grew 13%. Inventory ended August at 544 homes, equal to a 6.7-month supply.
Condo prices stayed near $210,000 with moderate activity.
Sanibel Island – August 2025

The median price for single family homes was $1.09 million, down 16% from last year and just under July’s level. Homes averaged 170 days on market and sellers received about 88% of their original asking price.
Only 6 homes closed, a steep drop from last year, but pending contracts nearly doubled, rising 77% year over year. Inventory remained heavy with 153 active listings, equal to more than 25 months of supply.
Condos had a median price of $799,000, with closed sales down but pending sales up over 40%.
